  • Clairfields/Hanlon Business Park

    The People of Clairfields/Hanlon Business Park


    This busy and active community makes use of all the amenities surrounding it, allowing the many neighbourhood businesses to thrive. This happy and diverse crowd has chosen Clairfields because of its vitality, great location, and thoughtfulness of the neighbourhood layout.


    What’s Great


    Location, location, location! The beautiful trails to Hanlon Creek Park are literally just outside your backdoor. You can walk to the movies, dining, shopping, and the commute to the 401 is simple. The properties also vary in terms of size and affordability. 


    What to Keep in Mind 


    Prices are a little higher because of the fantastic location. The neighbourhood is newer so the trees need to fill in a bit, but really, Clairfields has it all!


  • Dovercliffe Park

    The People of Dovercliffe Park


    Dovercliffe Park is a well-established neighbourhood that is being snapped up by young professionals with families. As a result, the area’s demographic is changing from many student rentals to lovely family homes. The neighbourhood offers something for most income levels and housing requirements which means it is a great place to get established in Guelph!


    What’s Great


    Easy access to the Hanlon Expressway makes for an easy commute in all directions. Despite its proximity to a major highway, this neighbourhood is peaceful and quiet, surrounded by nature with many trails and parks. Housing is more affordable than the neighbouring Kortright Hills and the properties are a generous size. Prices are reflective of the change taking place in the neighbourhood with opportunities to pick up a great fixer upper.


    What to Keep in Mind 


    While the neighbourhood is changing there are still large pockets of student rentals being on a direct transit route to the University. Shopping also requires a trip out of the neighbourhood.

  • Downtown Guelph

    The People of Downtown Guelph


    This eclectic mix of people all have one thing in common: they keep Downtown Guelph thriving! As big supporters of local economy, you will see people walking to the Farmers Market on Saturdays, enjoying the skating rink at Market Square in the winter and cooling off at the splash pad in the summer. This is a strong and vibrant community right in the heart of Guelph. 


    What’s Great


    Historic Downtown Guelph has great restaurants, entertainment and shopping. For those who prefer the Shoelace Express as their mode of transportation, Downtown Guelph is an easy walk to anything you might need. As the population in the core grows, businesses are able to thrive and provide the best of what they have to offer.


    What to Keep in Mind


    Downtown Guelph is changing and that means a lot of construction. If you have patience, you can buy now and see your investment increase in value as the Downtown regeneration is completed. The wait will be worth it!


  • Exhibition Park

    The People of Exhibition Park


    Exhibition Park residents are among the most environmentally conscious in Guelph and they keep this neighbourhood green and clean. Take a walk around the park and their love for it is tangible. Professionals, young families and seniors all are proud to call this area home.


    What’s Great


    The stunning architecture, tall trees, and general atmosphere combined makes Exhibition Park an incredible place to live. It truly is stunning, especially on the crisp autumn day. The park was established in 1871 to host community exhibitions like horse racing and livestock sheds—hence the name. These days, you will still find exhibitions such as the BIG Food Truck Picnic. 


    What to Keep in Mind 


    There’s not a lot to keep in mind when it comes to this neighbourhood, but the prices of the homes reflect this. Houses small and large command some of the highest prices in the city and they don’t last long on the market.


  • General Hospital

    The People of General Hospital 


    This quiet area is home to both first-time buyers and longtime residents who enjoy its central location. The neighbourhood is filled with people out walking, riding bikes, and puttering in their garden. It is truly an idyllic setting.


    What’s Great


    The location is amazing! A short drive north and you are on your way to cottage country, a short walk south and you are Downtown. These beautiful homes tend to be a little smaller than neighbouring areas and as a result, are easier on the pocketbook.


    What to Keep in Mind


    The main roads surrounding the neighbourhood, Speedvale Avenue and Eramosa Road, are undergoing quite a bit of construction, but that’s a good thing in the long run!


  • Grange Hill

    The People of Grange Hill


    Families dominate the newer sections of Grange Hill. The new Eastview Community Park keeps its residents busy with activities and the schools are well-regarded in rankings for the city.


    What We Love 


    This community grew very quickly because it was significantly more affordable than other areas of town. That price gap has become smaller, however, the result has been a neighbourhood that has really bonded through its community spirit. A surprisingly easy and more scenic commute to the 401 makes Grange Hill a great place to live, even for those who work in the GTA. You are also 20 minutes closer to cottage country than your friends in the south end.


    What to Keep in Mind 


    It has taken a long time for this area to get some of its amenities. Although the wait is finally over and approvals have been made for a shopping facility off of Watson Parkway, it still has to be built. 


  • Kortright East

    The People of Kortright East


    Families, young and old call this wonderful area home. It is the kind of neighbourhood you settle into and feel no need to leave, even after the kids have grown up. Their pride of ownership is evident in the well-maintained houses and lawns.


    What’s Great


    Stunning homes, mature trees, and large beautifully landscaped lots are the norm here. There’s a serene feeling you get as you drive through this neighbourhood with its abundance of parks and green spaces. It is a great family area that continues to grow towards Victoria Road. Whether Downtown Guelph or the 401, it is easy to get anywhere from here. 


    What to Keep in Mind


    Affordability can be inhibiting here as prices can be some of the highest in the city. 


  • Kortright Hills

    The People of Kortright Hills


    This is a welcoming family neighbourhood where pride of ownership and community are evident. Baby strollers, dogs, and athletic activities are all visible in the park and on the trails leading to and from Kortright Hills. Kortright Hills Public School is also a gathering place for many fun community events.


    What’s Great


    Kortright Hills is an established neighbourhood with solid detached homes, well-managed townhouse complexes, great schools, and beautiful parks and nature trails. The Downey Road Plaza offers a little something for everyone and the businesses are local and well run. It’s a short drive to the 401 with several routes to get there, offering commuters an easy start in the morning. 


    What to Keep in Mind 


    Traffic collects on Downey Road and construction on the Niska Road bridge is slated to be completed in 2019. When construction is done, commuting to the west will be much easier.


  • Kortright West

    The People of Kortright West


    There is a great mix of families, seniors, young professionals, as well as students living here. It’s a vibrant and active community! Drive through and you will see lots of people out and about enjoying the convenience of nearby shopping, restaurants, and services.


    What’s Great 


    This one’s the most affordable of the three Kortright neighbourhoods. The location allows for easy access to the University, Downtown, the 401, and lots of great shopping and services. The smaller communities within Kortright West are distinct and add a small town feel such as Terra View and Somerset Glen. Preservation Park is also one of the most beautiful places in Guelph to enjoy a walk on its extensive trail system.


    What to Keep in Mind 


    There are some pockets of the neighbourhood that are owned by absentee landlords and you can see the toll that takes on the homes. On the flip side, as this neighbourhood becomes more and more cost prohibitive as an investment, first time home buyers will move in and revitalize some of these homes.


  • Old University

    The People of Old University


    Faculty, students, professionals, and families call this stunning area home. The atmosphere is vibrant and the University brings even more energy into this neighbourhood. Residents enjoy many outdoor pursuits including kayaking and canoeing on the Speed River, walking to the Boathouse for ice cream, or taking a stroll to the Farmers’ Market on Saturday mornings.


    What’s Great 


    The old world charm is hard to beat, making it another sought after area in Guelph. You can literally feel the area’s history as you walk the streets. Located within walking distance of Downtown and close to the Gordon St. corridor if you want to head out of town, Old University is a convenient place to live. The eclectic mix of residents adds to the appeal of this stunning neighbourhood.


    What to Keep in Mind 


    Costs can be high, although the odd time you can find a great fixer upper. There can be a little friction between the mixed demographic in the neighbourhood, especially in the fall as new students arrive, but the City of Guelph works hard to ensure all live in harmony, which is much appreciated.


  • Riverside Park

    The People of Riverside Park


    Guelph’s earliest condo developments surround Riverside Park and in them live a large population of seniors who enjoy close proximity to Guelph’s biggest park and the Evergreen Seniors Centre, a wonderful gathering place for seniors looking for activities and companionship. The beautiful houses surrounding the park are home to families of all ages. 


    What’s Great


    Riverside Park hosts many fantastic events throughout the year that are attended by all the residents of Guelph. The surrounding neighbours have many unique homes with lots of character and generous lots. 


    What to Keep in Mind 


    Woolwich St. between Speedvale Ave. and Woodlawn Rd. is changing and isn’t easy on the eyes, but once you enter the neighbourhood it is no longer an issue!


  • St. George’s Park

    The People of St. George’s Park


    In St. George’s Park, the people have no shortage of pride and love for their neighbourhood. From young to old, singles, professionals, and families, this lovely area is a beacon for those who enjoy the mighty trees and quiet park. 


    What’s Great


    Explore one of Guelph’s oldest areas and be mesmerized by some of the best architecture this city has to offer. The location is convenient to downtown—a short walk over the footbridge brings you right there. Fitness enthusiasts make good use of the 100 steps down to Elizabeth St. Who needs a gym? 


    What to Keep in Mind 


    As one of Guelph’s higher-priced areas the cost can be prohibitive, but as they say, you get what you pay for.


  • St. Patrick’s Ward

    The People of St. Patrick’s Ward


    There’s never been more love for a neighbourhood than the people of St. Patrick’s Ward have for theirs. The influx of new residents and the ones with deep roots in the area all speak about their neighbourhood with pride and warmth. The people of St. Patrick’s Ward are a fiercely loyal group!


    What We Love


    Reflective of the Ward’s camaraderie, the new developments are welcoming and will complete a renewal process that’s been a long time coming. The housing here is still affordable and many of the lots are larger than you would expect. The proximity to Guelph’s Downtown core makes this neighbourhood an excellent choice for those who want to be close to the center of it all. 


    What to Keep in Mind 


    The neighbourhood is changing with many new developments in various states of progress and construction. As the renewal process continues, you will see less and less of this.


  • Victoria North

    The People of Victoria North


    The residents of Victoria North enjoy living on the edge—the edge of Guelph that is! Families young and old call this great corner of town home for good reason. Housing ranges from old to brand new and small to large which means plenty of options for many income levels.


    What’s Great


    All roads lead to cottage country. Whether it’s Sauble, Wasaga or the Muskokas, you are on the highway to the Great Canadian North in seconds. Close proximity to Guelph Lake also allows for a short jaunt to many outdoor activities. Properties in this neighbourhood have well-built houses and large yards with mature trees. While Victoria North is less hectic than other areas, close proximity to Downtown and amenities means never having to travel too far to find shopping and entertainment.


    What to Keep in Mind


    The commute to the GTA is longer but it’s a great trade off when you are ahead of the cottage country traffic on the weekends!


  • Village by the Arboretum

    The People of Village by the Arboretum


    This is the place to be if you are a senior who enjoys social interaction. With over 90 different activity groups, you will always have something to do without ever having to leave your neighbourhood. Visit the Recreation Centre and you will find a beehive of activity from card games to exercise groups and everything in between. Single seniors, couples, and those who have partners with limitations all enjoy the safety and convenience of this well-planned community.


    What’s Great


    There is something for everyone at the Village! From single detached homes, townhouses, apartment condominiums to assisted living, chances are you will find a good fit for you. Villagers thrive on the social interaction, which means this community is retirement living at its best. 


    What to Keep in Mind 


    Once Phase 5 is completed, little needs to be done to make this area any more spectacular than it is. As with anything, you get what you pay for. The fees for this community are dear but justified given the security, convenience, and social activities available.


  • Willow West/Sugarbush

    The People of Willow West/Sugarbush


    This area welcomes a mosaic of cultures and a varied group of young singles to established families and seniors. The great people of this neighbourhood enjoy the convenience of nearby shopping, dining and easy access to transit.


    What’s Great 


    The quiet neighbourhoods of Willow West/Sugarbush are hidden away from the main streets and housing is affordable. Yards are generous and trees are tall. Many homes have made great use of the layouts in their renovations and you can find some real gems tucked away in areas you may not have known were there! The commute to KW is relatively short from this area.


    What to Keep in Mind 


    There are areas in the Willow West neighbourhood that have yet to see any redevelopment. Prices will reflect this, so if you are looking for a deal...


  • Westminster Woods/Pine Ridge

    The People of Westminster Woods/Pine Ridge


    The community-minded people who call this area home are diverse in age and culture, and enjoy the many amenities this beautiful neighbourhood has to offer. Westminster/Pine Ridge is busy with a great group who really appreciate where they live. Go for a stroll and you will find people from all walks of life enjoying this welcoming neighbourhood.


    What’s Great


    This community has everything from condominiums to estate lots and everything in between. Close proximity to beautiful trails, dining and entertainment, shopping, the 401 and more are all part of the master planning of this area. 


    What to Keep in Mind


    There aren’t too many downsides here, and it shows in the price. In this neighbourhood, you get what you pay for!
